Algoa offers a complete professional architectural service to obtain all the various permissions, consents, licenses and approvals necessary to undertake your building project.

We hold an initial consultation with the client on-site to discuss the design and layout, with reference to planning and building regulations, in order to form a design brief. Algoa will advise on which permissions, consents and approvals are required, and provide you with an estimate for the design work.

Stage 1: Survey & Sketch Proposals
Algoa undertakes a detailed survey and produces “existing” drawings, and sketch proposals.

Stage 2: Submissions
Submission packages are prepared and submitted to the Planning Department and other relevant authorities, to gain decisions.

Stage 3: Detailed Design & Management
Once decisions are in place, Algoa produces detailed design drawings from which construction and costings can be carried out. For Building Regulations Approval, there are two options:

Full Plans Application – detailed drawings and specification are submitted. Algoa will liaise to provide any additional requirements, and to gain technical approval. Construction can begin once this is in place.
Building Notice – As main contractor, Algoa can formally notify the Building Control Department that works are commencing. Algoa manages the project, and liaises with the District Surveyor regarding site inspections and to ensure compliance with the building regulations, in order to provide a completion certificate at the end of the project.

Fees
Algoa’s fees are agreed after the initial consultation. As every project is unique in size, type of work, and the degree of involvement from Algoa, the pricing structure for our Architectural Services is “pay-as-you-go”. Each stage is priced separately, so you can decide which stages to proceed with.
